The Home Loan Process
The following will give you an idea of what to expect during your loan application and closing process.
After your application meeting, we will begin to verify the financial information that you have provided to us from your loan application. If there are any differences between your application and what we’ve verified, we may have to contact you for additional clarification. In some cases, additional written documentation may be required throughout the processing of your loan. We do try our best to keep these additional requests to a minimum, however sometimes it can not be avoided. An appraisal will be ordered on the property securing your loan. An appraisal must find the property in satisfactory condition with an acceptable value, in order to close your loan. Our in-house underwriter will review your loan file and property appraisal for compliance.
Depending on the loan type you're requesting, additional underwriting of your loan file may be necessary by an outside source such as THDA (Tennessee Housing Development Agency) or Rural Development (USDA). This may take an additional week of processing time and can only be started after everything else regarding your file is completed. After all conditions have been met, a closing date can be scheduled. We will consult you first and will strive to satisfy all the parties involved with the closing time and location.
Your home loan and your satisfaction are very important to us. Usually a real estate loan process and closing takes between 3-4 weeks, if all documents requested are presented at application.
